Fixed-rate mortgages
With this popular mortgage loan, the interest rate remains the same for the life of the loan.
Adjustable-rate mortgages (ARMs)
A variable- or adjustable-rate mortgage has an interest rate that fluctuates over the period of the loan and monthly payments change accordingly. Periodic adjustments based on changes in a defined index are made to the interest rate. The index for your particular loan is established when you apply for it.
Interest-only mortgages
A mortgage is "interest only" if the scheduled monthly mortgage payment consists of interest only. The option lasts for a specified period, usually 5 to 10 years, and borrowers can pay more than interest if they want to.
Flexible down payment mortgages
This loan offers a lower-than-standard down payment option. Otherwise, mortgage down payments of 10% to 20% are common.
Jumbo/super jumbo mortgages
A jumbo mortgage exceeds the limits set by Fannie Mae and Freddie Mac. Super jumbo mortgages exceed $1 million. Both carry a higher interest rate than a conventional mortgage.

All rate quotes are based on the assumption of a 45-day lock on a single family primary residence with establishing an escrow account for taxes, homeowner's insurance and flood insurance if applicable. Your final rate will depend upon your unique credit history and type of loan you are trying to qualify for. In order for you to receive a final rate and closing cost quote, an application must be submitted and a loan specialist will call you with your final decision. The $250 application fee collected from you at the time of application will be applied toward the total closing costs associated with your loan. Please be reminded that this fee is nonrefundable, unless your loan is denied.
